City officials gave first-reading review to a rezone for 127 acres west of Eagletown Road, where plans allowed up to 270 single-family homes.
The Westfield proposal featured homes sized 2,300 to 3,300 sq-ft, priced from $450K to $600K, with two lot styles and for-sale inventory.
Plans included ~45 acres of open and green space, a central amenity area, tree preservation, and trails linking internal paths to existing public trails.
Some councilors said they typically meet developers before agenda review and wanted more discussion; the developer said earlier meetings occurred before a city planning pause.
Next review steps included an Aug. 3 hearing, a Sept. 21 workshop, an Oct. 5 recommendation vote, and a tentative Oct. 12 return.
